KING, PIERCE AND THURSTON COUNTIES
Washington Ramblers for Sale
Looking for a home where the bedrooms, kitchen and laundry are all on the same floor? Start with the rambler listings below, or choose a county or city to narrow things down.
If the search keeps turning up homes that don't work for you, tell me what's missing. A home office, room for an RV or a garage without steps can matter more than another hundred square feet.
Where would you like to live?
The listings on this page cover King, Pierce and Thurston counties. Start with the places you'd actually consider, then work through price, bedrooms and the features you need.

Will the layout work for your day?
Picture coming home with groceries. Can you get from the garage to the kitchen easily? Is the laundry near the bedrooms? If you work from home, can someone take a call without shutting down the living room?
Those are useful questions to answer before spending a Saturday touring houses. Send me your must-haves and the things you'd be willing to change. I can help you sort the promising homes from the ones that look right in photos but miss the point.
Would a basement work for you?
A rambler with a basement may give you room for guests, hobbies or a second living area. It may also put the laundry or an advertised bedroom downstairs. If your goal is to avoid stairs for everyday tasks, the room locations matter.
Keep a short list: which rooms must be on the main floor, whether a basement is useful, and whether a few entry steps are acceptable. That makes the search much clearer than asking for a home with "main-level living."
Include basements, one-level condos or other layouts
If a strictly one-story house is too limiting, these broader searches also include related home styles. Some results have basements or an upstairs area.
How much updating are you comfortable with?
An older rambler with a kitchen you would replace is a different purchase from one you can move straight into. Before making an offer, separate the changes you'd like from repairs the home needs, and leave room in the budget for both.
The roof, heating system, drainage and crawlspace deserve attention alongside the new paint and countertops. A home inspection helps identify the work; estimates from the right contractors help you decide whether it fits your budget.
Prefer a newer home? Browse new-construction ramblers and check the specific plan, lot and completion timing before getting attached to a model home.
Let's make the search more useful.
Tell me your preferred towns, price range and the rooms you need on one floor. If you're buying and selling, include your timing too. I'll help you work through the options.

Selling a rambler?
A buyer may be looking for the very features you've stopped noticing: laundry on the main floor, a level route from the garage, room for a shop or bedrooms together. Those details belong in the marketing.
For pricing, a nearby two-story sale may not tell the whole story. I'll help you look at comparable homes, what buyers can choose from now and the updates that make sense before you list.
